The Special Called Planning Commission meeting was held at 1 p.m. on Thursday, Sept. 26. It was originally scheduled for Tuesday, Sept. 24, but a quorum of commissioners was not present. Only the public hearing for the Country Club Professional Park and Meena’s Nails was heard. There was no opposition present for either item on Tuesday.
The commissioners unanimously approved Dollar General's latest plans for a DG Market at 809 S. Pine Street. One of the property owners, Paul Harp, thanked the commissioners and the city council for their due diligence.
COO Wade Phillips said, “Dollar General has changed the look of the front entrance to use materials that will fit in better with the neighborhood's style.”
Harp said he and his brother, Franklin, signed with a development company in October of 2023 to see if the property would be sufficiently adequate for their needs. We came to the Commission to have the property rezoned. This commission did a good job of vetting out the neighbor’s concerns before we went to the City Council. They also spent a couple of months to make sure they addressed all the concerns brought to them. They sent the project back to the Commission to address the concerns the city had. Everyone in the city has done a good job expressing their concerns. The developers have done a good job of meeting those concerns. I think we are to the point of asking for the commissioners to approve this request.”
The commissioners voted to approve the changes, with Commissioner Jim Harp abstaining.
Bryan Ramsey's rezoning request for parcel number 825-00381-105C, which is listed as Lot 6 of the Country Club Professional Park, is zoned for C-2 (Office Commercial). Ramsey would like to build a building that will sell and service golf carts. The rezoning was approved unanimously and will be forwarded to the City Council for consideration in October.
Randy Patton and his wife Meena wanted to downsize from a large nail salon located next to Hutch’s Chicken to their home at 106 Cardinal St.
COO Wade Phillips explained the difference between a Type B Home Occupation and a Type A.
Phillips said if there is only one employee and one customer at a time, it can be a Type A salon.
The home already has two driveways so no on-street parking will be needed. Phillips also said he did receive three written public comments. Two were opposed due to the possibility of increased traffic. One was not opposed.
The commissioners voted to approve a Type A Home Business for Meena’s Nails, which means one employee and one customer at a time.
